    ChatGPT cites the Consumer Financial Protection Bureau's consumerfinance.gov in 40.9% of its sourced answers to real estate questions, while Gemini cites it in 0.5%. Across both engines the CFPB is the top source, ahead of Experian and Bankrate, and listing portals such as Zillow rank lower.

    Key Findings

    1. 1.ChatGPT cites consumerfinance.gov in 40.9% of its sourced answers to real estate questions, while Gemini cites it in 0.5%.
    2. 2.consumerfinance.gov is the most-cited website in AI answers to real estate questions, appearing in 27.2% of ChatGPT and Gemini answers that cite a source.
    3. 3.Gemini answers 49.1% of real estate questions without citing any source, against 0.4% for ChatGPT.
    4. 4.zillow.com is the most-cited listing portal in AI answers to real estate questions, at 6% of sourced answers, 7th overall behind credit and mortgage sites.
    5. 5.Companies and other commercial websites take 59.8% of the citations in AI answers to real estate questions, and government and university websites 26.9%.

    Summary

    A first-time buyer asks an AI assistant how much house they can afford. The sources under the answer are rarely listing sites or local agents. On ChatGPT they are most often the Consumer Financial Protection Bureau; on Gemini, credit bureaus, rate sites and mortgage lenders, or no source at all.

    Agents, brokers, lenders and property publishers compete for citations alongside those sources. A citation is the link an AI answer shows as its evidence, and one of the few ways an answer sends a reader to a website. Knowing which sites win them shows a real estate business what kind of page gets named.

    ChatGPT cites consumerfinance.gov in 40.9% of its sourced real estate answers; Gemini cites it in 0.5%. Across both engines the CFPB leads at 27.2%, followed by Experian at 12.7% and Bankrate at 8.6%. The questions are about homes, but the answers are sourced like money questions.

    What we measured

    On September 23, 2026 we asked ChatGPT and Gemini 400 real estate questions, each twice, as part of a wider study of AI sources across 12 industries. That gave 1,600 answers, 1,204 of which cited at least one source, and 616 different websites were cited across them.

    A website's share is the percentage of sourced answers that cite it at least once, counting all pages from the same site together. We also sorted every citation by the kind of website behind it: government and education (.gov, .edu and .mil addresses), nonprofits and associations (.org), media and reference publishers, user-generated sites such as forums, social media and video platforms, and companies and other commercial websites. The same measures were taken for the other 11 industries.

    Credit and mortgage sites lead real estate answers

    The top of the list is about paying for a home, not finding one. After the CFPB come the credit bureau Experian (12.7%), the rate site Bankrate (8.6%), the credit-score site myFICO (8.3%) and the mortgage agency Freddie Mac (6.2%). Rocket Mortgage (6%) and Chase (5.2%) also make the top ten, as does the National Association of Realtors' nar.realtor (4.5%).

    Zillow is the most-cited listing portal, 7th overall at 6% of sourced answers. Realtor.com appears in 2.2% and Redfin in 2.1%. Real estate answers are sourced like money answers: regulators, credit bureaus and lenders come first, and the portals follow.

    The two engines barely overlap at the top. ChatGPT's leader is the CFPB, followed by myFICO (11.5%) and Experian (9.3%). Gemini's leader is Experian at 19.4%, followed by Bankrate (17.9%), Rocket Mortgage (13.5%), Zillow (13%) and Reddit (10.8%), sites ChatGPT cites in under 4% of its answers. The CFPB, ChatGPT's top pick, appears in 0.5% of Gemini's sourced answers.

    Gemini also cites far less often. ChatGPT cites a source in 99.6% of real estate answers and lists 2.1 websites on average; Gemini cites a source in 50.9%, though its sourced answers list 3.6 websites. Across both engines, 24.8% of real estate answers cite nothing, almost all of them from Gemini. A mortgage lender can be a regular source on Gemini and absent from ChatGPT, and the reverse holds for the government sites.

    How real estate compares with other industries

    Companies and other commercial websites take 59.8% of real estate citations and government and university websites 26.9%, which ranks real estate 7th of 12 industries for official sources. User-generated content, meaning forums, social media and video, takes 1.6%.

    The CFPB's 27.2% is one of the strongest single-source positions in the study, behind only nih.gov in fitness and health and usda.gov in recipes. The same agency also tops college questions at 13.1%, where the questions also turn on loans and credit.

    What this means for real estate agents and lenders

    The questions AI engines field about real estate are money questions, so answer them with numbers. Publish local pages on what buying actually costs in your market: typical down payments, closing costs, property taxes, the credit score local lenders look for and how long closing takes. Link the CFPB or Freddie Mac for the rules and build on them with the local figures from your own market.

    Check both engines before deciding who your competitors are. On ChatGPT, you are next to government guidance; on Gemini, next to Experian, Bankrate, Rocket Mortgage and Zillow, and in half of Gemini's answers no site is linked at all.
